Green Belt/Utility Right of Way maintenance and responsibility policy clarification
Service Twelve Inc green belts/utility right of ways are owned collectively by the membership property owners in district 12 of Ocean Shores. Service Twelve Inc pays the taxes and insurance on these in behalf of Service Twelve Inc. members with member dues. Property owners collectively are expected to share the routine maintenance of these areas.
Property insurance covers the property the policy was purchased for. Trees falling by an act of nature (storm, weather, wind) are covered by the insurance company covering the Property they fall on. This would be the individual lot owner’s insurance or Service Twelve Inc greenbelt/right of way lot insurance accordingly.
Utility companies are responsible for right of way area to maintain service. Recommendation is contact utility companies directly if routine maintenance is required near utilities for safety reasons.
Service Twelve members (Property owners) should be working together along with the Board of Directors to keep these areas safe and aid their neighbors when needed.
